How Our Commercial Service Works

Commercial Services Start at – $350 Per/ Four Week Month

The Size of the Property

Commercial service pricing is influenced by the overall size and layout of the property. Larger properties require more time to service, longer walking distances, and additional labor to ensure all designated areas are properly maintained. Our default estimates do not include pool areas, private residence areas, or unlandscaped spaces (such as drainage ditches).

The Volume of Pet Waste

The amount of pet waste present on the property directly impacts service time and disposal requirements. High-traffic dog areas, dense pet populations, or properties with infrequent prior maintenance may produce above-average waste volumes. Our pricing reflects the time and resources required to maintain a clean, sanitary environment on a consistent basis. When dumpsters are available on-site, collected dog poop is disposed of in the designated dumpster.

The Number of Pet Stations

Properties with pet waste stations require ongoing management, including waste removal, liner replacement, clean bag replenishment, and general upkeep (such as lock replacements or maintenance). The number and placement of these stations affect service time and disposal volume, and are factored into overall pricing to ensure stations remain clean, functional, and properly maintained. If a pet station is not in working order the community can get a price estimate to replace or repair the unit. Units not in working order are not eligible for recurring service.

No Contracts

We do not require long-term contracts for commercial properties. Instead, services are provided under a service agreement with a maximum initial commitment of approximately 60 days. If a community chooses to discontinue service, the current month is treated as notice, followed by one final calendar month of service. Many properties appreciate this structure because it provides flexibility without being locked into a year-long contract. In practice, most commercial properties are able to maintain their rates when the volume of waste and time required remain consistent with the conditions observed during the initial estimate.

*Service agreements apply to communal, shared areas only. Recurring services do not cover privatized areas designated for individual residents.



Billing & Payment Terms

Billing terms vary by client type and are structured to support consistent service, clear communication, and efficient account management. Different commercial organizations operate under different approval, accounting, and payment workflows, and our billing practices are designed to align with those processes while ensuring timely and uninterrupted service.

HOA Communities

HOA communities are billed Net 30 following completion of service. Invoices are issued after labor is completed and are due within the stated terms. Payment terms are not contingent on homeowner dues, tenant payments, or third-party collections.

Realtors

Realtor services are billed Net 30 following completion of work, subject to approval. To qualify for Net 30 terms, Realtors must have a verifiable business website, a valid .com email address, and submit service requests through our website or an established third-party work order system. If these requirements are not met, or if the account does not meet our internal approval criteria, payment via Visa or MasterCard is required prior to service.

Apartment Complexes

Apartment complexes are billed in advance. New accounts are required to prepay two months of service prior to the start of recurring work. After the initial period, services are billed one month in advance for the duration of service. Upon cancellation, any required notice period is already satisfied through prepaid service.

What’s Included (And What Isn’t)

Standard Service: Canine Waste

Our standard commercial subscriptions cover visible, removable canine waste present on the ground at the time of cleaning.

Wildlife Waste (Add-On)

Some communities experience wildlife waste (deer, geese, rabbits, cats, etc.). Wildlife waste is not included in standard plans.
If you want wildlife waste addressed, we can add additional time and disposal fees to your agreement. We do not provide power washing or hard-surface cleaning services related to waste.

Trash & Debris

We do not pick-up trash, litter, or landscaping debris. Our service is focused specifically on pet waste removal.


Pet Station Services

Pet Station Can Liner Changes

To ensure consistent and efficient service, pet waste stations should be functional and accessible at the time of service. Stations that are damaged or filled with non-pet waste may require attention before they can be included in one-time or recurring cleanings. We request the community to provide copies of all pet station keys prior to the start of service. The keys will be returned if the community discontinues service. If the community does not have keys The Poop Happens will use keys we have available. If we do not have a key that unlocks a station we can provide an estimate to rekey a unit.

Repairs & Installation

We do not disturb the ground by installing posts (insurance and liability). We can repair, replace, and maintain components attached to existing posts.

Bag Refills

Clean bag refills for upper compartments are billed separately, (typically $8–$10 per unit).

Damaged Pet Station Locks

If a pet station lock becomes damaged and unusable, we can replace it for $49.95 per lock.
If replacement is declined, we can only service stations that remain in working condition.


Inclement Weather Policy

If weather conditions cause the roads to be unsafe to navigate or prevents our team from seeing or removing visible waste, we won’t visit the community that day. Our crews will be out the following week on your regular service day. Our crews will spend additional time on the property removing additional waste to account for the weather.


Quality Assurance & Accountability

If you have any concerns regarding service quality, we recommend contacting our team on the same day your property receives scheduled service. This allows us to respond promptly and review the serviced areas while conditions are still current. Timely communication helps ensure any missed areas are addressed quickly and accurately.


Business Hours

Service Route Hours

Service crews run from 7:00 AM to 5:00 PM. Communities are assigned a consistent service day based on location.

Office Hours

Monday–Thursday: 9:00 AM – 5:00 PM
Friday: 7:00 AM – 2:00 PM

Please note: crews start earlier than the office, so account changes and scheduling requests are handled during office hours.


Cancellation Policy

Commercial service is month-to-month with a 60-day service agreement.

Commercial cancellations require two (2) months’ notice.
Services already scheduled or performed cannot be canceled or refunded.
